Construction of three-bedroom, single storey over basement, partially submerged and concealed dwelling on the site adjacent to the Manse, to include a) the provision of a study, storage room and external deck at basement level, b) 3 no. bedrooms, kitchen, dining, living, study and bathroom accommodation with an external terrace at the proposed sunken entrance level, c) a planted roof structure to minimise impact of the proposed dwelling when viewed from Kinsale Harbour and from areas above, d) modification and widening of existing vehicular and pedestrian entrance gates, e) formation of driveway and 2 no. submerged off street parking spaces, e) associated excavation and hard/soft landscaping works to accommodate the partially sunken structure and planted roof to proposed dwelling
